Dilapidation Surveys/ Condition Inspections

Dilapidation surveys are a detailed and usually visual inspection identifying the current structural condition of a building or structure. Identifying all visible defects and allowing if relevant for the quantification of areas of repair prior to a maintenance scheme. The service offers a detailed inspection report presenting the findings with photographs of the inspection, defects and detailed drawings of the findings.

Make safe surveys or inspections are carried out when a need arises to make safe an isolated area or areas of a building. This can be an area of insipient spalling concrete or render, a loose cladding panel or spalled masonry. Water Ingress Surveys

Water ingress surveys are generally commissioned when a client identifies a leak on the internal fabric of a building that they associate with having originated from the external façade. They are usually concentrated in nature to focus on the area identified and surrounding area.




Non-Destructive Investigation & Materials Testing

Many building fabric defects can’t be seen yet are the main contributors to fabric failure. For example, delamination of concrete cover due to corroded steel reinforcement can occur because it is too close to the surface or because the concrete matrix is too porous



Non destructive investigation employs techniques that can reveal the possible causes of defects before they occur and without the need to disturb the building fabric. Hilti Ferroscan equipment is used to cover large areas of concrete to quickly assess the depth and size of the reinforcement.



 



Materials testing can also reveal possible causes of fabric failure before they happen for example “carbonation” of the concrete cover is both good and bad; it benefits by increasing the tensile and compressive strength of the concrete cover however if carbonation encroaches the embedded steel, it will promote corrosion.
